As an owner operator, PAC provides 360-degree support to our communities, including current and prospective residents. Our organization is made up of many teams across departments spanning Corporate Operations and Shared Services, Property Management, Maintenance Operations, Leasing, Legal and Risk Management, People (HR), Training and Development, Procurement, Sustainability, Marketing, Accounting and Finance, IT and Construction Management.

At PAC, we develop and implement standardized and efficient standards for operational procedures to ensure consistency and expense management across all communities, and we share best practices across our teams to create the best environment for our residents. We deliver enhanced maintenance, well-being, and resident experiences, which translates into strong performance and resident satisfaction. Through strategic partnerships with national vendors, we streamline our procurement, maintenance services and capital improvements.

We are responsible for the day-to-day operations and resident experience of each property. Our team is the primary point of contact for all of our customers including our residents to address their inquiries and seamlessly manage maintenance requests. Our team fosters a sense of togetherness by organizing events, social activities, and engagement programs across our communities.

Our Maintenance team oversees the physical condition and functionality of our communities both in the individual residences and across all buildings and amenities. We perform preventative maintenance to make sure our communities are safe, comfortable, and in working order. We undertake routine maintenance and repairs, emergency response issues, system and equipment management, grounds and exterior maintenance, inspections, resident customer service, and other safety measures as required. Our work is critical to resident satisfaction as well as the efficiency and the longevity of our communities.

We are extremely knowledgeable about the communities we support, and we oversee the entire prospect lifecycle from property marketing, to conducting tours, to processing applications, to resident move ins. One of our superpowers is the ability to attract and retain residents by forging strong relationships.

We play a critical role in attracting new residents, boosting PAC’s visibility, and expanding occupancy across our communities. We promote individual communities while also aligning with PAC’s broader strategic goals. We are the steward of PAC’s brand and corporate positioning, digital marketing, social media management, lead generation and resident conversion, content creation, event planning and engagement, reputation management, market analysis and resident communication.

Our team plays an essential role supporting property operations, associate development, and organizational success. We oversee talent management and create an inclusive culture that unites us across our corporate office, regional teams and on-site staff. We focus on employee relations to ensure we have a People first culture that is fair and consistent.

Our Training and Development team creates programs to acclimate new associates to PAC’s policies, procedures, and culture. This team plays a key role in aligning performance upskilling with operational goals, ensuring our associates deliver excellent service while maintaining compliance and fostering a positive work environment.

We are responsible for sourcing, purchasing, and managing the supplies, services, and vendor relationships that are critical to operating our communities efficiently. We identify, evaluate, and select vendors for essential services such as maintenance, landscaping, and cleaning. We also negotiate contracts to ensure favorable terms, pricing, and service-level agreements.

The Sustainability team develops and implements eco-friendly strategies that improve our energy efficiency, reduce our resource consumption, and enhance the long-term value of our communities. We develop energy-saving solutions like LED lighting, smart thermostats, and Energy Star-rated appliances. We manage utility data to track energy consumption and identify opportunities for improvement. We introduce water-saving measures like low-flow fixtures, irrigation sensors, and drought-resistant landscaping where applicable. We develop recycling programs and promote waste-reduction initiatives across our communities.

Our team plays a key role in managing our financial performance, ensuring compliance, and supporting our strategic decision-making. We oversee financial reporting and analysis and provide a detailed record of financial statements. We oversee budgeting and forecasting, accounts payable and receivable, payroll and expense management, and tax planning and compliance.

We manage technology and infrastructure that supports our property operations, enhances our residents’ experience, and safeguards our data. We strive to enhance efficiency, connectivity, and innovation across communities. We oversee network maintenance, property management systems, device management, help desk support, and software implementation.

Our team plays a crucial role in maintaining our property value by ensuring long-term asset appreciation and supporting the overall investment strategy. We are responsible for managing and executing major property improvements and long-term investments, and our primary focus is projects that enhance the value, efficiency, and longevity of a property. We manage improvement projects in their entirety – from project funding to vendor selection, to quality control and project closeout.
